Chemka Pool Restoration Update  - November 16, 2022
 
 
Dear Residents:
 
Electric demolition is complete and new service lines have been run from the pole to the pump room. The new electrical meter in the pump room has been installed.  With this milestone all work involving Con Edison is complete eliminating any need to wait for their availability for work to proceed.  All other electrical equipment has been procured and the lead time for delivery fits with the overall schedule.
 
The contractor has also completed the leak detection portion of the contract work and indeed he did find several leaks. Pipe leaks in all 3 pools have been repaired. 
 
A series of additional issues have been identified in the leak detection and review of pool conditions and the Village has added them to the contractor’s work plan. This work will not delay the work in the pump room and the two can be done in tandem.  The pool conditions to be repaired include:
 
   Main Pool additional repairs
1. Repair of top stair. As you can see in the first photo below, the top stair is in serious disrepair and must be fixed.
2. As seen in the second photo below, the joint between gutter and concrete is the cause for leaking of pool water and is also causing the Marcite surface to detach from the substrate.  Staff has for years caulked around the circumference of the pool to minimize the leaking.  As part of this project the Contractor will saw cut to about 8 inches below the gutter to remove the delaminating Marcite and expose the joint, and then seal the joint and install tile. This will not only address the leaking it will also provide a much more attractive edging around the pool.
 
    Training Pool additional repairs
1. All 6 Skimmers in the training pool will have the skimmer wall joint resealed, which includes new tile work at the skimmer mouth. In the original install about 20 years ago, the tiling on either side of each mouth was not affixed to a stable substrate, but rather to the plastic of the skimmer itself. This has allowed water to infiltrate behind the skimmers and pool walls. A photo attached shows one of the skimmer mouths in the training pool. 
 
     Miscellaneous additional repairs
1. There are multiple valves associated with the wading pool features in the control pit on the deck and all three pools in the pump room that do not function or function poorly and need to be replaced. The set that controls the water flowing to the features of the wading pool have all seized and several other valves located in the pump room need replacement for a variety of reasons: no longer operate smoothly, no longer close fully, rusted components.
2. The ladder cups around the main pool have aged and deteriorated over the span of their lives and need replacement to ensure secure fastening for ingress/egress from the pool. The cups into which the ladders are placed should be replaced with brass cups.  Below are pictures of the stairs, ladder cups, valves, skimmers, and gutter/cement joint.
 
Next week the contractor will be on site doing demo and prep work for the pool conditions to be repaired noted above. Materials will be ordered and onsite. The tile work should be done in 40+ temperatures and timing of the finish work will be dictated by the weather but will not interfere with the scheduled pump room work or pool readiness for 2023 season.

Pipes and pump room have been winterized and all else necessary for the pool to over winter is being done by Parks staff.
 
At the November 15 Board of Trustees meeting, I reported that the Village expects to receive the Westchester County Health Department permit within the next two weeks. Our engineer had a recent discussion with WC DOH and the UV system the Health Department added to the requirements has been approved and final comments from DOH have been received and answered.  Revised drawings for DOH approval were sent to DOH Monday, November 14 and I am happy to report that Wednesday, November 16, we received DOH approval. The contractor has made submittals to the engineer for the procurement of all equipment and materials and our engineer will turn the submittals around immediately.  As soon as the material and equipment are received installation will begin. The contractor has already let the suppliers know that purchase orders are imminent. Lead time for the various pumps and controls vary and the Contractor remains confident that there is ample time for procurement and installation over the winter and that there will be no issues with timing and the opening of the pool. 
 
You may recall that in August we determined that more robust flood protection than we originally envisioned was necessary.  In late October we received from the Engineer, a design for a staircase going to the pump room which will eliminate the driveway to the basement pump room and thus the ability for water to flood down the driveway and into the pump room.  That design is now with the contractor who is preparing a cost estimate for construction.  Although it is a relatively small project it involves many trades such as carpentry, siding, concrete, steel, insulation, drywall, paint, electric and HVAC and thus takes a bit of time to compile an accurate estimate.  We expect to receive that before Thanksgiving.  This work will not interfere with the pump room work, nor will it interfere with a timely completion of the project.
